Architecture

Gateway Green uses a ‘tower on podium’ design to develop different approaches to material and massing at the street level and above. A three storey base, enveloped by a unique ‘living wall’ vertical landscape feature, cradles the lighter and vertically accentuated office tower that rises above it, and echoes the height and massing of the older buildings that comprise much of Victoria’s core. The building is oriented to the Fisgard and Blanshard corner, with the main entrance on the corner, and the glass and aluminum clad office tower is faceted and stepped-back from the podium base to create a distinctive ‘Gateway’ building at the entrance to the Downtown core.


Exterior Finishes

Gateway Green will be finished in a combination of materials that will set this project apart as a premiere Class-A office development in the Victoria market. Upper floors will be clad using an aluminum and glass curtain-wall system. In the same way that the facets of a highly cut and polished gemstone play with light, Gateway Green will use variations in the colour and opacity of the individual glass areas, and steps and setbacks in the building’s walls, to enliven and emphasize different aspects and views of the exterior façade. High-performance glass and south-facing sunshades will reduce heat gain and glare within the building as will the green roof areas at all levels.

At the lower three floors, the entire base will encompass a ‘living-wall’ system. The Living wall will reduce the total storm water run-off, cool the building and adjacent street micro-climate, provide urban habitat areas, and demonstrate in a meaningful and effective manner the ‘Green’ design philosophy that is embodied in all aspects of the overall design.
